These Terms and Conditions ("Terms") govern your use of hazelsrentals.com (the "Site") and the services offered by Hazel's Rentals ("we", "us", "our"). By using the Site or contacting us, you agree to these Terms.

About our services

Hazel's Rentals offers vacation rentals, property management, and renovation management in the Playa Flamingo area of Guanacaste, Costa Rica. This Site is informational. It is used to present our properties and services and to let you contact us.

Bookings

• Reservations are completed through third-party platforms (such as Airbnb) or with our direct-booking partner Dreams on the Hill, not on this Site.
• Rates, availability, fees, taxes, and house rules are shown at the time of booking and may change until a reservation is confirmed.
• The cancellation and refund policy that applies to your stay is the one shown by the platform or owner at the time you book.
• Photographs and descriptions on this Site are provided in good faith to represent the properties fairly. Minor differences may occur.

Guest responsibilities

Guests agree to treat each property with care, follow the house rules, respect the community and neighbours, and report any damage promptly. The booking guest is responsible for their party during the stay.

Property management and renovation services

Property management and renovation services are provided under a separate written agreement between us and the property owner. The scope, fees, and terms of those services are set out in that agreement, which takes precedence over these Terms for that work.

Payments

We do not process payments on this Site. Booking payments are handled by the relevant platform or arranged directly. Fees for management or renovation services are set out in your agreement with us.

Use of the Site

You agree to use the Site lawfully and not to misuse it, attempt to disrupt it, or copy its content for commercial use without permission. All content on the Site, including text, photographs, logos, and design, is owned by or licensed to Hazel's Rentals and may not be used without our consent.

Links to other sites

The Site links to third-party sites such as booking platforms. We are not responsible for the content or policies of those sites.

Limitation of liability

The Site is provided "as is". To the extent permitted by law, we are not liable for any indirect or consequential loss arising from your use of the Site. Nothing in these Terms limits any rights you have that cannot be limited under applicable law.

Governing law

These Terms are governed by the laws of Costa Rica. Any dispute will be subject to the competent courts of Costa Rica.

Changes

We may update these Terms from time to time. The "last updated" date above shows when they were last revised.
